Selective demolition is the opposite of knocking a building down. It is the careful removal of specific elements — partition walls, suspended ceilings, flooring, cabinetry, mechanical fixtures — so that a renovation can start on clean, sound structure.
The difficulty is knowing what can be removed and what is holding the building up. We identify load-bearing elements, live services and hazardous materials before anything is touched. Where asbestos or mould is present, abatement happens first, under containment — cutting into a suspect ceiling to save a day of scheduling is how a straightforward renovation turns into a contamination claim.
Work is sequenced to protect what stays: surfaces are masked, openings sealed, dust controlled at source, and debris removed continuously rather than piled on site. For occupied buildings we work in phases and outside business hours where required, so tenants and neighbouring units keep operating.
